JOB TITLE: Facilities Technician I

JOB SUMMARY
This position is responsible for performing day-to-day operations and maintenance of all facilities/grounds in the assigned area in a manner consistent with Charter policies and procedures, quality standards, customer needs, and applicable regulations. This job will require daily travel to and from other Charter locations in the local area.

MAJOR DUTIES AND RESPONSIBILITIES
Responsible for building maintenance including but not limited to: painting, wall/floor repair, plumbing (clogs, leaks, fixture repair/replacement) minor electrical repairs, door hardware, HVAC filters and grounds maintenance
Perform furniture moves in support of real estate planning and employee office relocations
Assist in maintaining facility operating systems i.e. HVAC, chillers, boilers, pumps by checking/recording gauge/valve readings, adjusting temperature settings to maintain employee comfort
Maintain electrical rooms and equipment/material storage areas keeping them clean and free of obstructions
Communicate building supplies needed to management for ordering; i.e. replacement lights, replacement HVAC filters, etc.
Assist with coordination of various vendors involved in facility repair/maintenance by scheduling appointments, escorting vendors to work area, check on work-in- progress
Respond to service requests using service ticketing systems to track response and service times
Evaluate and report on facility conditions (using check list provided) for items in need of attention i.e. light bulbs needing replacement, ceiling tile replacement, worn carpet, door operation, exit lights, walkways free of hazards, etc.
Perform emergency building work and site cleanup as needed e.g. water cleanup from roof leaks after storms, place fans to dry wet carpet, board windows, pick up debris etc.
Drive and safely operate a company vehicle for in order to transport equipment and to maintain offsite facilities; must possess a valid driver’s license and a clean driving record
Provide quality customer service by: cooperating with co-workers, responding politely to customers, working as a team member, accepting change in a positive manner
One year of full-service facility tech experience in a corporate or office setting
Perform other duties as assigned

REQUIRED QUALIFICATIONS
Skills/Abilities and Knowledge
Ability to read, write, speak and understand English
Good communication to ensure professionalism and cooperation with all clients
Project a positive personal and company image to all contacts and co-workers
Display some level of decision-making capability based on standards
Prior use of facility service ticketing software
Ability to read floor plans
Understand and read mechanical drawings
Experience in using hand tools (hammer, screwdriver, wrenches, drill, etc.) to perform basic construction and repairs
Self-motivated; able to perform duties with little supervision; good organizational skills, and the ability to work as part of a team
Working knowledge of Microsoft Word, Facility Service Ticketing Software, and email though mobile device
Ability to read and comprehend simple instructions, short correspondence, and memos
Ability to use office equipment including telephone, printer, and copier
Able to sit, stand, and reach
Able to lift, push or pull 50lbs. up to 1/3 of the time
Ability to grasp/use hand and power tools
Ability to move/lift furniture
Ability to utilize step and extension ladders up to 32’ in height to perform essential duties as well as the ability to use an aerial lift as needed (65’ or more)

EDUCATION
High school diploma or general education degree (GED)

WORKING CONDITIONS
Daily travel to other offices in market area
Daily travel between buildings on foot or in vehicle
Rotate On-Call duties with other Facilities Techs for after-hours coverage
